When Baum acquired this 20,800 square foot, three-story office building in a downtown district of Orange, California, the property was in trouble.

With failing air conditioning and non-functioning elevators, Baum purchased the building, situated at 303 W. Katella Avenue and quickly went about renovating the building. To attract office tenants to fill the half empty building, Baum had to gut most of the building, comply with new ADA requirements, replace air conditioning and elevators and upgrade most of the façade and common areas.

With the considerable renovations, Baum was able to begin leasing efforts and the building is

currently 97% occupied. Orange, California continues to be a market of considerable growth and the Katella building has proven a solid investment property within the Baum portfolio.
