In 1998, after being active in the Boise real estate market for years, Baum anticipated the revival of Boise and acquired 3.37 acres at the intersection of Chinden and Eagle, where the emerging towns of Eagle and Boise converge. Baum subsequently rezoned and divided the parcel selling off almost two acres to a medical office user.

With the remaining 98,000 square feet of undeveloped land which was rezoned for retail Baum contracted to build a new Staples office supply center. All utilities were brought to this previously underdeveloped site, including sewer and water. Baum successfully worked on new access points with the Idaho Transportation Department

and through collaboration with the Staples team, Baum completed all pre-construction plans in adherence to Staples' construction and build-out standards.
